L'objectif de ce travail est de déterminer la viabilité économique et financière de la mise en ¿uvre d'un projet d'investissement concernant le réaménagement de l'hôtel Uruguay dans la ville de Villa Carlos Paz, province de Cordoba, Argentine. Le projet prend comme point de départ la croissance constante du tourisme dans la région. À partir de ce point de départ, l'hôtel Uruguay, un hôtel emblématique de la ville, est pris en considération et l'on se demande pourquoi il a perdu sa rentabilité au point de fermer ses portes en peu de temps. Différents problèmes liés à l'activité hôtelière ont été analysés et une réorganisation a été proposée. Celle-ci a été abordée d'un point de vue structurel, en tant qu'organisation, couvrant les aspects techniques, technologiques et fonctionnels. Les aspects juridiques et environnementaux, qui sont très importants pour le développement du projet, n'ont pas été négligés. Enfin, des analyses économiques et financières ont été réalisées pour déterminer si le projet était rentable ou non.

O objetivo deste trabalho é determinar a viabilidade económica e financeira da implementação de um projeto de investimento relativo à reengenharia do Hotel Uruguay na cidade de Villa Carlos Paz, Província de Córdoba, Argentina. O projeto tem como ponto de partida o crescimento constante do turismo na região. A partir deste ponto de partida, toma-se o Hotel Uruguay, um hotel emblemático da cidade, e questiona-se porque é que este estava a perder rentabilidade ao ponto de fechar num curto espaço de tempo. Foram analisadas diferentes questões relacionadas com a atividade hoteleira e foi proposta uma reengenharia. Esta foi abordada numa perspetiva estrutural, enquanto organização, abrangendo aspectos técnicos, tecnológicos e funcionais. Os aspectos jurídicos e ambientais, muito importantes para o desenvolvimento do projeto, não foram esquecidos. Por fim, foram efectuadas análises económicas e financeiras para determinar se o projeto era ou não rentável.

The purpose of this work is to determine the economic and financial feasibility of an investment project related to the reengineering of Hotel Uruguay in the city of Villa Carlos Paz, Province of Córdoba, Argentina. The project takes as a starting point the constant growth of tourism in the region. From this point of view, Hotel Uruguay, an emblematic hotel in the city, is taken and it is questioned why it was losing profitability to the point of closing in a short period of time. Different issues related to the hotel business were analyzed and reengineering was proposed. It was approached from a structural aspect, as an organization, covering technical, technological and functional aspects. Legal and environmental aspects, very important for the development of the project, were not left aside. Finally, economic and financial analyses were carried out to determine whether the project was profitable or not.

L'obiettivo di questo lavoro è quello di determinare la fattibilità economica e finanziaria dell'attuazione di un progetto di investimento riguardante la ristrutturazione dell'Hotel Uruguay nella città di Villa Carlos Paz, provincia di Cordoba, Argentina. Il progetto prende spunto dalla costante crescita del turismo nella regione. Da questo punto di partenza, si prende in considerazione l'Hotel Uruguay, un albergo emblematico della città, e ci si interroga sul motivo per cui stava perdendo redditività al punto da chiudere in un breve periodo di tempo. Sono state analizzate diverse problematiche legate all'attività alberghiera e sono state proposte delle azioni di reingegnerizzazione. Questa è stata affrontata da un punto di vista strutturale, come un'organizzazione, che comprende aspetti tecnici, tecnologici e funzionali. Non sono stati tralasciati gli aspetti legali e ambientali, molto importanti per lo sviluppo del progetto. Infine, sono state effettuate analisi economiche e finanziarie per determinare la redditività o meno del progetto.

Ziel dieser Arbeit ist es, die wirtschaftliche und finanzielle Tragfähigkeit der Durchführung eines Investitionsprojekts zur Umgestaltung des Hotels Uruguay in der Stadt Villa Carlos Paz, Provinz Cordoba, Argentinien, zu ermitteln. Ausgangspunkt für das Projekt ist das stetige Wachstum des Tourismus in der Region. Von diesem Ausgangspunkt aus wird das Hotel Uruguay, ein emblematisches Hotel in der Stadt, betrachtet und die Frage gestellt, warum es in kurzer Zeit an Rentabilität verlor und schließlich geschlossen werden musste. Es wurden verschiedene Probleme im Zusammenhang mit dem Hotelbetrieb analysiert und ein Reengineering vorgeschlagen. Dies wurde unter strukturellen Gesichtspunkten, d. h. unter technischen, technologischen und funktionalen Aspekten, angegangen. Rechtliche und ökologische Aspekte, die für die Entwicklung des Projekts sehr wichtig sind, wurden nicht außer Acht gelassen. Schließlich wurden wirtschaftliche und finanzielle Analysen durchgeführt, um festzustellen, ob das Projekt rentabel ist oder nicht.

El presente trabajo nace con el fin de determinar la viabilidad Económica y Financiera de la realización de un proyecto de inversión, referente a la reingeniería del Hotel Uruguay en la Ciudad de Villa Carlos Paz, Provincia de Córdoba, República Argentina. El proyecto toma como puntapié inicial el constante crecimiento del turismo en la región. A partir de ello se toma el Hotel Uruguay, un emblemático hotel de la ciudad, y se cuestiona porqué estaba perdiendo rentabilidad a tal punto de cerrar en el corto tiempo. Se analizan distintas cuestiones referentes a la actividad hotelera y se plantea la reingeniería. La misma fue planteada desde un aspecto estructural, como organización, abarcando aspectos técnicos, tecnológicos, y funcionales. No se dejaron de lado aspectos legales y ambientales, muy importantes para el desarrollo del proyecto. Por última instancia se llevaron a cabo análisis económicos ¿ financieros para determinar si el proyecto era rentable o no.
